Pro Seal Eco is a state-of-the-art invisible water-based natural penetrating and impregnating sealer for porous hard surfaces. With Pro Seal Eco, surfaces stay cleaner for longer, maintenance and cleaning requirements are reduced and the surface will be resistant to stains and contaminants.
Pro Seal Eco utilizes the latest water-based carriers and resins to achieve ultimate protection of the surface. The resins impregnate and are deposited into the capillaries of porous surfaces, protecting them from damage caused by oil and water-based contaminants, even tar and gum!
Pro Seal Eco is ideal for hard-to-clean porous surfaces and will leave no change to the natural appearance and slip coefficient of the original surface. Pro Seal Eco is also resistant to grout and cement stains making it a popular pre-grouting sealer among professionals in the floor installation process. It’s user-friendly, fast and gives you long-lasting protection.

Where not to use Pro Seal Eco
Pro Seal Eco is not suitable for sealing non-porous or super dense surfaces like highly polished stone and porcelain. It is also not suitable with existing topical sealers and timber.

Floor sealing
1. Test first. All surfaces are different. Allow 24 hours of curing time before assessing the sample area for suitability.
2. Prepare the surface.
• New floors: New floor installations must be fully cured before application (minimum 48 hours). For newly poured concrete, allow 28 days before the application of sealer.
• Existing Floors: If required, strip any existing surface coatings, and clean any inground dirt on the surface and grout lines. Protect the environment surrounding the area eg. carpet, walls and furniture. Ensure the surface is completely 100% dry, clean and free of any contamination, chemical or residue. Remove all stains and soiling prior to sealing.
3. Don your PPE and apply Pro Seal Eco undiluted, slowly, and evenly to the surface using a pump-up sprayer, lambswool applicator or suitable process for the surface type. For edging, use a paintbrush. Apply your coats in a crisscross manner to ensure full and even coverage. Allow sealer to penetrate for 15-30 minutes. If there is any excess sealer visible after this time, wipe the surface with a clean absorbent white towelling cloth or machine buff with a suitable pad (eg. lambswool or microfibre) to remove the excess. A second coat may be required on super porous surfaces 25-35 minutes after the first coat, ensuring that excess sealer residue is removed no later than 15 minutes after the second coat. If any residue is evident after the second coat, moisten a white towel with Pro Seal Eco to remove any stubborn residues that have dried on the surface.
Handy tips
• Coverage: For porous surfaces (eg Sandstone and Untreated Concrete), application coverage is approximately 5-35 square metres per litre of Pro Seal Eco per coat. 1-2 coats are recommended and application rates vary depending on the porosity and texture of the surface being sealed. Life expectancy and correct coverage (eg. coats/app. rate) are interdependent.
• Residue: It is not uncommon to have sealer residue left on some surfaces. This is where sealer has not fully penetrated into the pores of the surface or maybe you used a bit much or didn't follow the instructions to remove excess sealer residue. That's okay. Just grab some white towelling and rub it off. This should be done 30-45 minutes after application of the coat. Ant stubborn residues can be removed within 4 hours with white towelling moistened with Pro Seal Eco. Rub until the residue is removed and the surface is dry.
• Test first: Always test first in an inconspicuous area before use. Because all surfaces are different, we recommend that you always perform a small test patch in an inconspicuous area to ensure you will get the desired result. Allow 24 hours of curing time before assessing the sample area for suitability. A test patch also doubles as a demonstration. For example, pour water onto the sealed and unsealed section of the tile to show the client how the product will perform and repel liquids.
• Drying times: Allow 25-35 minutes between coats. Coats will be touch dry within 1 hour of application. Keep the surface free of traffic for 6 hours and completely dry for 72 hours after application. Pro Seal Eco achieves a full cure after 72 hours.
• Temperature: Surface temperature must be between 7–32°C for successful application. Do not apply in direct sunlight.
• Guarantees and warranties: Most professional applicators of Pro Seal Eco offer a conditional guarantee of 2-10 years, most commonly 5 years. Guarantees are always very conditional and subject to factors such as correct maintenance, products to be used and regular sealer top-ups. Long warranties and guarantees are not offered by XO2, we leave the conditions, warranty length and follow-up responsibilities to the professional application company to set.
• Clean up: Clean up is nice and easy with just water. Rinse off equipment thoroughly, or throw it out.
• Shelf life: 2 years for an unopened drum.
• When using a lambswool applicator, avoid excessive working in of the sealer with the applicator. This will stop any foaming.
Important. Read this before use.
• Spills should always be cleaned off the sealed surface immediately to reduce absorption.
• Pro Seal Eco does not prevent wear or surface etching of the surface that has been sealed.
• Existing floor sealers, treatments or coatings are likely to be affected by Pro Seal Eco. Always pre-test. Existing sealers and coatings should be removed before the application of Pro Seal Eco.
• It is the responsibility of the applicator to educate themselves on surface suitability, surface types, application rates, application techniques, all environmental aspects, performance, value and all other issues relating to the completed job and the customer’s specific expectations.
• If you are using a pump-up sprayer, ensure your sprayer produces a particle size of greater than 15 microns. Pressure should be low (30-45psi.)
• Do not allow Pro Seal Eco to make contact with glass, metal, plastics, vinyl, painted surfaces, fabrics, etc.
• Do not pour the sealer directly onto the surface or allow the sealer to puddle on surfaces.
• Ensure all bottles of Pro Seal Eco are kept closed when not being used and always cover the roller tray or bucket. Keep exposure to a minimum to reduce evaporation and contamination.
• Do not dilute or alter the formulation.
• Do not apply sealer if rain is expected in the next 48-72 hours post-completion.
• Pro Seal Eco will not resist against hydrostatic pressure or rising damp. It is not a waterproofing agent.
• Pro Seal Eco will not seal cracks greater than 0.025mm.
• Contaminants left on a sealed surface for long periods will penetrate the sealed surface.
• Do not use solvent-based or harsh chemicals to clean a sealed surface as they will remove the sealer over time. Use Bobby Dazzler, Bonza or Too Easy for cleaning and maintenance.
Does it smell?
Pro Seal Eco is water-based and has extremely low odour. The odour is pleasant and low. There is no fragrance, just the ingredients.
What is the life expectancy of a 2-coat application of Pro Seal Eco when applied by a professional?
The optimum life expectancy for a correctly sealed floor is approximately 2-5 years. For ultimate protection apply an additional light top-up coat post-cleaning every 1-2 years as part of your floor maintenance program. Application methods, weather conditions, traffic and harsh cleaning methods will affect life expectancy. Do not use solvents or harsh cleaning chemicals as these will reduce the life of the sealer.
If life expectancy is 2-5 years, how can some applicators have 20+ year warranties?
The life expectancy of a one-off application and a 20+ year warranty length are two very different things. Keep in mind, with the right maintenance and reapplication (top-up) frequency as a condition of the warranty, a floor can be kept in tip-top shape indefinitely. Keep in mind there is an additional and ongoing cost to the customer for a warranty to continue to be valid. And don't forget about the good old ' Under Promise. Over Perform' trick. You don't want once-off customers, you want happy repeat customers who refer you to their friends.

How do you prevent and remove residues?
Difficult to remove residues from impregnating sealers is most commonly due to the overuse of product or a failure to remove the sealer residue after 15 minutes of dwell time.
The best way to handle sealer residues is to prevent them. This comes down to paying a little extra attention during the sealer application. Whatever way the sealer is applied it is important that the sealer residues are dried and removed as much as possible after the second or last coat. Many people still apply penetrating sealers to the floor as if they were film-forming polishes (coatings). Applicators must understand that the product is a penetrating sealer and that the residues need to be removed from the surface after about 15 minutes of dwell time.
Removing Residues
If residues are allowed to dry on the floor and dry buffing does not remove them, they will generally respond to a cleaning treatment with Pro Seal Eco. The floor can be sprayed or hand-buffed with a moistened white towel with Pro Seal Eco.
What cleaner should I use to maintain a floor sealed with Pro Seal Eco?
Correct regular maintenance of your Pro Seal Eco sealed floor is very important. To keep your floor looking its best, use Bobby Dazzler, Bonza or Too Easy for everyday cleaning. These products are approved for use on surfaces sealed with Pro Seal Eco. Avoid the use of acid, solvent, alkaline and citrus-based cleaners at all times. If there is no other option but to use harsh chemicals, it is recommended to do a top-up of the sealer by applying 1 coat after cleaning with harsh chemicals.
